Plans for over 300 new homes in Wadebridge, 25 new rentable properties in Downderry and the demolition of a Bude hotel to make way for 39 retirement flats are among the latest planning applications submitted to Cornwall Council.
Every week more than 100 applications are validated by Cornwall Council and we have selected some of the more interesting proposals. All planning applications submitted to the council have to be validated and are available for inspection by the public. Anyone is also allowed to submit comments about the applications - whether in support or objection.
The majority of applications are decided by planning officers at the council under delegated powers. However, some applications will go before elected councillors who sit on planning committees. No dates have been set for when the planning applications below will be determined. They can be viewed by going to the planning portal on Cornwall Council’s website.

Town could get 325 new homes
A Cornish town could get 325 new homes - including up to 98 affordable properties. Wadebridge LVA LLP has applied for a planning performance agreement with Cornwall Council to get the ball rolling on an application to build the houses on land west of West Hill, Wadebridge.
The applicant has an agreement with the landowners to promote this site for residential development. A planning report says that the proposals will form a "sustainable extension to the existing settlement, contributing to the unmet need for both market and affordable housing".
The site is approximately 17.29 hectares in size and is formed by six agricultural fields which are bound and intersected by hedgerows. The site is located to the south of West Hill which is a continuation of residential development from the town centre to the east.

Demolition of seaside hotel to make way for 39 retirement flats
Churchill Retirement Living (CRL) has applied to demolish the An Mor Hotel on Hartland Terrace, Bude, and replace it with 39 retirement living apartments including communal facilities, car parking and landscaping.
In the application document, CRL says it prides itself on building beautiful purpose-built one- and two-bedroom retirement apartments in desirable locations across the UK, for those looking for an active independent, safe and secure lifestyle.
The site lies at the end of Hartland Terrace, inside the Bude Conservation Area and in an elevated position above Summerleaze Beach car park.

Community-led rented housing development at seaside village
Three Seas Cornwall is seeking pre-application advice, on behalf of the new Deviock Community Trust, on a proposal to create 25 new community-led rented flats at Coombe Park, Downderry.
The applicant is working with Cornwall Council’s affordable housing team to produce a full feasibility study and project plan. At this stage, they only have outline ideas about the specific housing for the site. "We need pre-application advice to help us clarify the most realistic options," says a report.
The biggest housing need in the parish is for one- and two-bedroom homes. The applicant believes its plan would come close to eliminating the parish’s housing needs for this size of unit.

New hall for village with no community facility
St Newlyn East Parish Council has applied to build a new village hall with associated car park, landscaping and highways alterations on land near the A30 at Mitchell, near Newquay.
The land, now owned by the parish council, was previously owned by Cornwall Council and with other redevelopment opportunities discounted it was sold to St Newlyn East PC for the purposes of creating a new village hall for Mitchell as it currently has no community facility.
The Bazeley Partnership Chartered Architects have been asked to design a building that will serve as a community hub facility, providing much-needed multi-use flexible space that will meet the long-term needs of the community.

Plan for up to ten new homes
Outline planning permission is being sought with some matters reserved if approval is given (appearance, landscaping and scale) for a residential development of up to ten properties - five open market dwellings and five affordable homes - on land near Rose An Grouse, Canonstown.
The site, between Crowlas and St Erth, has been vacant for a number of years and is in a convenient location, being on a main bus route and within walking distance of the St Erth train station.

New gym at Bodmin Jail Hotel
Twelve Architects has been appointed by Tudor Hotels Collection to prepare proposals for a new gym building which will sit within a new spa and swimming pool area at the western end of the Civil Women's Wing at Bodmin Jail Hotel.
In an ironic move, the gym will be located in the area formerly used as the jail's exercise yard. The hotel is also seeking listed building consent for the work.

Conversion of village's Methodist chapel
Lilly Lewarne Architects have been appointed by the freehold owners of Mawnan Smith Methodist Church on Carwinion Road to prepare and submit detailed design proposals for the conversion of the building into a residential dwelling, and for the conversion of the adjoining former Sunday School into a commercial office space for the applicant’s established business operations.
The applicant IHCCG Properties Ltd has confirmed that the building will remain in its ownership.
The historic core of the existing chapel is understood to have been constructed in the early 19th century with much of the interior fixtures and fitting replaced over two phases of refitting in the late 19th century (the rear of the worship space) and late 20th century (the rostrum, pulpit, communion rails, organ, etc, at the front of the worship space).

Homes to replace abattoir
A proposal seeks full permission for the construction of five houses at the location of a redundant abattoir building previously associated with the butchery business of applicant Tom McFadden at The Gews, off Fore Street, St Just. Access to the site would be via the existing access lane serving Higher Gews Close.

Over 20 new static caravans on park
Boscreege Caravan and Camping Park at Ashton, near Helston, has applied for a Lawful Development Certificate to site 23 static caravans for year-round occupation. If approved it would increase the number of caravans on the park from 95 to 118.

New homes in the grounds of animal hospital
Approval is being sought to build a small housing development of three detached and two semi-detached two-bedroom houses within the grounds of Cornwall Animal Hospital at Treleigh, Redruth.

One-child care home at Redruth
A full planning application has been submitted for a change of use planning application from a residential property to an Ofsted care home for one child at Wheal Trefusis, South Downs, Redruth.
A report states that the associated social, environmental and economic benefits of introducing a one-child children’s care home within a settlement weigh heavily in favour of this application, as Cornwall Council's health and social care department is applicant First Call Care Solutions Ltd's biggest client and "Cornwall Council are in need of these social care homes as they do not have the money nor resources to supply the needed demand".

Up to seven houses near Perranporth
Landowner Mr M Noone has applied for permission in principle to build up to seven houses as a rural exception site on land at Rose, near Goonhavern.
