A rare piece of land on one of Cornwall's most affluent streets is on the market for a whopping £1.5 million.

Sea Road in Carlyon Bay, near St Austell, has frequently graced lists of the most expensive streets to live on in Cornwall, with the wider area also topping the latest list of least deprived neighbourhoods in the county.

Dominated by grand homes in a largely gated community, it's not uncommon for properties on Sea Road to boast outdoor swimming pools and unrivalled views of St Austell Bay - with the homes set back mere metres from the cliff's edge.

While a nearby five-bedroom property sold this year for £2.75 million and a four-bed house for £985,000, this piece of land, which formerly housed a single dwelling, is up for sale for an eye-watering guide price of £1.5 million.

The previous home was demolished in 2019 and the land is currently nothing but grass and gravel but does have planning permission for a block of five flats and nine parking spaces.

The property listing is described as a "superb coastal plot" by the St Austell-based agency marketing it, May Whetter & Grose.

The Rightmove listing reads: "Situated on one of Cornwall's premier cliff top private roads, Sea Road, is this former site of a single dwelling.

"Extending to around 0.30 acres, this superb plot benefits from conditional planning consent for the erection of a block of five flats, provision of nine parking spaces and associated landscaping under Application No: PA16/06018."

Carlyon Bay is Cornwall's least deprived area

In February 2019, a certificate of Lawful Development was granted confirming that the demolition of the original dwelling was commencement of development for the original planning permission (PA/18/11665).

It continued: "Situated in the popular coastal location of Carlyon Bay which offers a range of amenities including a championship golf course, Edie's restaurant and a 4* hotel with two restaurants, and Chinese restaurants.

"Charlestown which is a popular Georgian harbour side village, is approximately one mile and can also be reached by the coastal footpath almost opposite the property, and is situated around a picturesque inner and outer harbour with pebble beach, some two miles from St Austell town centre."

Properties in Sea Road had an overall average price of £1,518,750 over the last year.

The majority of sales in Sea Road during the last year were detached properties, selling for an average price of £1,898,333. Flats sold for an average of £380,000.

Overall, sold prices in Sea Road over the last year were 291 per cent up on the previous year and 86 per cent up on the 2014 peak of £816,200.
